If you have visited a property you wish to rent, then please register your interest which will be put forward to the landlord(s) for approval. If the landlord(s) accept your offer to rent then you will be asked to complete the relevant tenancy application form(s). Please note you must have actually visited the property before any interest is put forward to the landlord(s) for approval.

Relevant Letting Fees and Tenant Protection Information
As well as paying the rent, you may also be required to make the following permitted payments.
Permitted Payments
Before the tenancy starts (payable to Lawrence Copeland Estate Agents [‘the Agent’]
Deposit: 5 week’s rent
For Limited or Unlimited Company Let: Admin/Referencing Fee (non refundable) £400 including VAT. Company Tenancy applications submitted and paid are non refundable (except where the landlord withdraws the property from the market once the Admin Fee has been paid).
During the tenancy (payable to the Agent)
Changes to the parties of the tenancy agreement at the tenant’s request (Tenancy Swap): In the event that you wish to make changes to the parties of the tenancy agreement, a new tenancy agreement will be required. A tenancy swap fee of £50 including VAT per variation plus any reasonable costs incurred if higher, will be payable by the tenant. Please note that Tenancy Swaps are subject to the landlords consent and reference approval.
Payment of interest for the late payment of rent at a rate of 3% above the base rate of the Bank of England.
Payment for the reasonably incurred costs for the loss of keys/security devices – subject to copy invoice/receipt being provided by landlord.
Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy.

Utilities – gas, electricity, water
Communications – telephone and broadband
Installation of cable/satellite
Subscription to cable/satellite supplier
Television licence
Council Tax
 
Other Permitted Payments
Any other permitted payments, not included above, under the relevant legislation including contractual damages.

If the landlord(s) accept your offer to rent then you will be asked to complete the relevant tenancy application form(s) required for referencing. Please note you must have actually visited the property before any interest is put forward to the landlord(s) for approval.
When we inform you the tenancy application has been successful we will organise for you to sign the lease and collect keys. You will not be able to move in and keys will not be released if: all parties to the lease (including guarantors) are not available to sign the lease prior to or by the sign-up date, the rent and deposit has not been paid (in cash or by bankers draft on the day of sign up) or transferred into our bank account prior to the sign up date.
Please note, that properties are reserved on a first come first served basis upon approval by the landlord(s) and our request for submission of completed application form. All properties are let subject to contract and subject to satisfactory references being received.
