During the market appraisal program we will give you advice on the present market conditions relating to sales with comparable evidence based on passed sales, achieved sales relating to £ per square foot and other relevant factors.

Market Appraisal and Advice

Lawrence Copeland himself will visit your property to carry out a comprehensive market appraisal relevant to the present market conditions for the size of the property, age, location and other relevant factors. The market appraisal will take approximately an hour to an hour and a half depending on the size of the property and full details and measurements will be taken so if you decide to proceed we can move quickly!

If you are present at the market appraisal you will be provided with a comprehensive fully written appraisal on the day followed by an official market appraisal letter soon after.

In accordance with the Law for England and Wales and the EU regulations you are required to place your property on the open market for sale with a compliant Energy Performance Certificate.

We can arrange this for you through our contract Energy Assessor at a cost of £66inc VAT for 1-4 bed properties. 5+ bed properties are subject to quotation.

Floorplan

This is an optional service we provide for 1-4 bed properties from £45inc vat payable up front at this time of instruction. 5+ bed properties are subject to quotation.

Presentation

You will have the choice of two types of sales brochure, the standard brochure with a maximum of 5 colour views or for an additional optional cost the upmarket property brochure with an extensive display of photographs. All properties are displayed within our showroom accordingly.
