After discussing specific requirements with prospective tenants, arrangements to view appropriate properties are made. All prospective tenants will view properties with one of our experienced viewing agents.

Inventory and Schedule of Condition

Before tenants move in we will prepare a detailed inventory and detailed schedule of condition together with photographic evidence.

The Tenancy Agreement

The Lawrence Copeland Tenancy Agreement has been drawn up under the guidelines of the Residential Landlords Association and is regularly updated as legislation changes to protect Landlords and Tenants rights and interests. Once the Tenancy Agreement is signed, the deposit is transferred to the Deposit Protection Service where it is registered for the duration of the Tenancy Agreement.

Market Appraisal and Advice

Lawrence Copeland himself will visit your property and make a professional rental assessment taking into account current statutory regulations, the property’s size, age, condition, location and fixtures and fittings.

If you wish to manage the property and supervise the tenancy yourself, this is the ideal service for you-and you can leave us to advertise the property, find tenants, set up the rental agreement and carry out all necessary administrative duties.

Finding a Tenant

Finding the right people to live in your property is crucially important to you and to us- so we take the greatest trouble to secure responsible, careful tenants who pay their rent regularly and in full, whilst looking after your property with care and consideration. We carry out in-depth checks on prospective tenants, including credit searches, references and employment details.

Administrative Duties

  • Carry out credit searches and references
  • Draw up and execute the appropriate tenancy agreement and statutory notices
  • Prepare a detailed inventory and schedule of condition for the property
  • Ensure all meters are read and the information is supplied to both the Landlord and the tenant so that you can make sure the necessary transfer of accounts takes place.
